In the Triangle, most realtors will advise their buyer clients to perform an inspection of the home they've written an offer on. And most contracts will have an "exit clause" that will allow the buyers to cancel the inspection if repairs cost more then a predetermined amount. Prior to listing your home, you may want to have a licensend inspector examine your home (just like if you were a buyer) so that you will know ahead of time of any potential issues, and you can choose to repair or sell your home as is, disclosing any needed repairs ahead of time to prospective buyers.
