Is your home in a neighborhood where new construction is still occuring? If yes, this can make selling the home more difficult because you have to compete with the new homes. Most people if given the choice between two equal houses, a new construction and a resell, are going to choose the new construction. Your home is going to have to be either better in price or better in features/enhancements. You may consider including a one or two year home warranty to better compete with the new construction since they come with one year warranties.


Did you have a lot of showings but no offers? This can be a sign of an overpriced home (agents use your home to show what a bargain the home down the street is) or a home that isn't presentable. Remember, first impressions are key: clean up the front yard, edge the walkways, put fresh mulch down. Spending a little on pinestraw can go a long way in helping you sell your home. Make sure lights are bright in the home, and leave them on if you know a showing is going to happen!
