The NC Real Estate Commission requires that ALL Real Estate agents present you with the "Working With Real Estate Agents" brochure before first substantal contact. This form explains the different types of agency available to the consumer in NC. This form is not a contract, nor does it obligate you in any way. The different kinds of agency in NC are explained below as well as a link to the brochure itself:

Seller’s Agent: This agent represents only the seller in the transaction. The duties of this type of agent are to the seller of the home, and keep any personal and private information (such as lowest price willing to sell the home, if you have to get out by a certain date, anything that would give the buyer an advantage in negotiations) private. The Seller's Agent is also responsible for providing any such personal and private information that they have regarding the buyer to the seller.

Buyer’s Agent: This agent represents only the buyer in the transaction. The duties of this type of agent are to the buyer of the home, and must keep any personal and private information (such as highest price willing to buy the home, amount of money available for down payment, or anything that would give the seller an advantage in negotiations) private. The Buyer's Agent is also responsible for providing any such personal and private information that they have regarding the seller to the buyer.

Dual Agency: In this type or representation, one agent represents the buyer and seller. In this situation, the agent acts as a go between for the seller and buyer, and not able to offer assistance in negotiations. I do not recommend ever utilizing this type of agency.
